Roughly 40% more house
The same budget that buys a 1,200 sq ft SGV condo commonly buys a 1,800 sq ft desert home with a pool and a yard. You are trading distance for square footage — deliberately.
Buy and finance in one place
UR TEAM is the brokerage and the lender. One team prices your loan, writes your offer and closes your sale — no handoffs, no waiting on a stranger's underwriter.
Your equity is the down payment
We model three paths before you commit anything: sell first and buy with cash, buy first with a bridge or HELOC, or use a sale contingency. You see the numbers side by side.
Why San Gabriel Valley families are making the move
This is not only a price story. These are the five levers that most often make the numbers work in our clients' favor.
If you're 55 or older, Prop 19 may move your tax base
Proposition 19 can let eligible homeowners carry a lower property tax assessment to a replacement home in Riverside County. We check your eligibility before you list — this is often worth more than a rate buydown.
Assumable loans are more common in the desert
Resale condos and villas here frequently carry FHA and VA loans written at rates nobody can refinance into today. We screen listings for assumable financing — ask about the 3% Mortgage Hunter.
Room for an ADU — and the rent that comes with it
Wider lots make a detached ADU realistic in Palm Springs and Palm Desert. We quote the build and the financing together, so you know the true monthly carry before you buy.
A second-home market with real rental demand
Seasonal and short-term rental demand is genuine in select Palm Springs and Palm Desert zones, subject to each city's rules. We underwrite the rental income conservatively rather than promising it.
Still one tank of gas from the family
Under two hours to the San Gabriel Valley. Close enough for Sunday dinner, far enough that a dollar behaves like a dollar again.

Straight answers
Is the Coachella Valley actually cheaper, or is that an old story?
It depends on the city and the property, but the gap is still real. At comparable finish levels, Palm Desert and Palm Springs trade well below San Gabriel Valley price per square foot — the difference shows up fastest in what $800,000 buys. We run the comparison on the specific home you're considering, not on a market average.
I'm 55 or older. Can I keep my property tax base?
Possibly. Proposition 19 allows eligible homeowners — 55 and older, severely disabled, or victims of a declared disaster — to transfer their assessed value to a replacement home, including into Riverside County, subject to value and timing rules. It is not automatic and it is time-limited, so we check your eligibility before you list rather than after you close.
Do I have to sell before I can buy?
No. There are three workable paths: sell first and buy with proceeds, buy first using a HELOC or bridge loan on your current equity, or make a contingent offer. Each has a different cost and risk profile, and we model all three for you before you choose.
Does UR TEAM actually work in the desert?
Yes. Our office is in Desert Hot Springs and we run buyer and seller side across Palm Springs, Palm Desert, Cathedral City, Rancho Mirage, Indio and La Quinta, with lending in house. You get the same team for the SGV sale and the desert purchase.
Will my monthly payment really go down?
Often, but not always. Property taxes, insurance and HOA dues vary a lot between a desert villa and an SGV single-family home, and a lower insurance bill can be offset by a higher HOA. We build the full side-by-side payment — principal, interest, taxes, insurance and HOA — before you make an offer.
